Home loans we arrange

Home purchase: for a new or resale flat or house.

Home construction: to build your home on a plot you own.

Home extension or renovation: to add space or improve your existing home.

Balance transfer with top-up: move your existing home loan to a lender with better terms, and borrow more if you need to.

NRI home loans: for Indians living abroad who want to buy a home in India.

Government schemes such as PMAY change from time to time. Your consultant checks whether you qualify for any subsidy that is currently available.

Who is eligible

Salaried and self-employed applicants can apply. Lenders mainly look at:

Income and stability

Your income, how long you have been in your job or business, and your other EMIs decide how much you can borrow.

Age and tenure

The loan usually has to be repaid before retirement, which sets the longest tenure available to you.

Credit history

A good credit score (generally 750 or above) and a clean repayment record give you more choice of lenders.

A co-applicant helps

Adding an earning co-applicant — such as your spouse or a parent — can raise the amount you are eligible for.

What you get

Long tenure

Home loans usually run for the longest tenure of any loan, which keeps the EMI manageable.

Tax benefits

Interest and principal repaid may qualify for income-tax deductions — check the current rules with your tax consultant.

Balance transfer

If your current lender’s rate is high, moving the loan can reduce your EMI or total interest.

Legal and technical check

We review the property papers before you commit, so problems surface early, not at sanction.

Work out your EMI

Change the amount, rate and tenure to see how the monthly instalment and total interest move. A longer tenure lowers the EMI but raises the total interest you pay.

Your consultant will show you the actual figures from each lender before you decide.
