About loan against property
A loan against property (LAP) is a multi-purpose loan secured by a property you own. You keep using the property while the loan runs.
Because the loan is secured, it usually comes with a larger amount and a longer tenure than an unsecured loan.
Some lenders also offer LAP as an overdraft, so you pay interest only on what you use.
Documents usually needed
- PAN card and Aadhaar (or other address proof)
- Passport-size photographs
- Income proof: salary slips or ITRs with computation and financials
- Bank statements for the last 12 months
- Complete property papers: title chain, sale deed, approved plan, tax receipts

Who is eligible
Salaried and self-employed applicants who own property can apply. Lenders mainly look at:
Income
Regular income that comfortably covers the EMI along with your other commitments.
Work or business history
Usually a few years of stable employment or business history.
Credit history and property
A good credit score, and a property with clear title that is free of other charges.
Co-owners join in
Every co-owner of the property signs the loan as a co-applicant, and their income can add to your eligibility.
What you get
Use it for anything legal
Business expansion, education, a wedding, medical costs or consolidating other loans.
Large amounts
The loan amount is linked to the market value of your property and your repayment capacity.
Flexible repayment
Longer tenures keep the EMI in line with your cash flow.
Balance transfer
Move an existing LAP to a lender with better terms and take a top-up if needed.
Work out your EMI
Change the amount, rate and tenure to see how the monthly instalment and total interest move. A longer tenure lowers the EMI but raises the total interest you pay.
Your consultant will show you the actual figures from each lender before you decide.
